Step 1: First visit to the property.

In this first meeting its important to get an understanding of the overall property conditions. It's approximate value considering all parameter and the potential value gain after reform. 


Task 1: Existing Conditions Report.
-Accurately measuring plans, sections and elevations of the affected areas. In this case probably the whole house since the reform is extensive enough. I will measure also the lower plan to study potential issues with installations and for structure recognition purposes.
-Drafting CAD files with measurements and areas.
-An extensive photographic report.
-Compilation of a booklet (PDF + scaled hardcopy).

Task 2: Conceptual Design.

-Sketching several reform options and basic designs. Then selecting the best thee.
-Drafting CAD files of chosen options with dimensions and areas.
-Summarize a list of pros and cons of this three options and some small variations possible.
-Two hour presentation/brainstorming meeting with you and client.
-Revising the CAD files with the results of the meeting. Up to three versions.
-Basic 3D modeling of this options (including walls, stairs, windows, doors, sanitary but no detailed cabinetry, only volumes)
-Two hour presentation/brainstorming meeting with you and client.
-Final revision of CAD files and 3D model.
-Compilation of Conceptual Design booklet (PDF + scaled hardcopy).

Task 3: Schematic Design. 

-Upgrading CAD files to Schematic Design detail.
-Highly detailed 3d model (adding cabinets, knobs, generic textures, trims and baseboard, furniture)
-Two hour presentation/brainstorming meeting with you and client to fine tune details.
-Revision of CAD and 3D model.
-Compilation of Schematic Design booklet (PDF + scaled hardcopy).

Task 4: Finishes.

-Compile a selection of of material.
-Two hour presentation/brainstorming meeting with you and client to decide materials.

Task 5: Realistic Renderings 

-Rendition of intended design with realistic lighting and materials.
